Stem Wall Perimeter Foundation: Our engineering team has pre-designed the most efficient foundation system for use with our homes. The sitework package is inclusive of this pre-engineered option, which works in most locations. If your site requires additional engineering or other foundation systems are required, we will notify you of the time and cost implications in advance. Additional fees may apply.
Utility Connections: Sitework includes connections to waste, water, power and gas/propane systems that are located within 50ft of the home. For connections outside this range, additional fees apply.
Setting: Your home will be set on the foundation system, and all permanent connections will be made. Our fees include a crane distance up to 50ft. For crane setting distances outside this range, additional fees apply.
Final Inspections: The site construction team will handle all local inspections, to ensure all requirements have been met, and the final Certificate of Occupancy has been issued by your local building and safety department. If special inspections are required due to changes in scope, additional fees apply.
Your model is transported from our facility to your project site. We take extra care of your valuable cargo by double wrapping it before loading it onto our transportation carriers. Throughout the journey, your product is fully insured against any damages, ensuring its safe arrival.
The design review meeting is intended to provide you with a comprehensive understanding of the project from start to finish.Your Project Expert will carefully outline each stage of the project and allow ample time for an open question and answer period. The major topics covered are:

A review of your project site to identify any potential special circumstances that may exist.
Analyze the results of your summary feasibility to ensure there are no zoning or building code restrictions that could prevent your project from moving forward.
We’ll review all expenses owners typically pay directly, that are outside the scope of your agreement with ikkonic.
We’ll go over all the typical construction elements buyers want for their new Homes or ADU’s that are not part of our scope.
Common items are landscape ,hardscape, flatwork, demolition, swimming pools or spas, tree removal and/or permanent fencing.
A review of your payment source. If financing via a construction loan or other loan type, we’ll ensure your lender's draw schedule is in alignment with progress payment requirements, and notify you of any potential out of pocket costs that may be incurred during the project.
If we have reached this point of the review process and there are no objections to moving forward by either side, we will schedule a site inspection by our local contracting team to verify everything has been properly covered in your agreement. If your site has unique conditions that require special engineering, we will update your final project costs prior to presenting a final contract for execution.
We have set number of production runs per quarter. We’ll review your project timeline and select the appropriate production date based on your desired delivery schedule, ensuring your model is produced on time.
